Maryland Title Insurance
Exam Prep Course
QUALIFY TO PERFORM SETTLEMENTS
FOR MARYLAND TITLE INSURANCE COMPANIES
BY BECOMING A MARYLAND "TIPIC"
(title insurance producer independent contractor!
Ned Livornese, Maryland Title Insurance
Attorney and Underwriter
In order to perform real estate settlements (also called "closings) for Maryland title
insurance companies, Maryland law requires you to have a title insurance producer's
license in addition to your Maryland notary commission.
NOTE: THE MARYLAND TITLE INSURANCE EXAM IS A VERY DIFFICULT EXAM!
Don't take title insurance exam prep courses from just anyone!
The state title insurance exam is not primarily concernd with how to
o perform real estate settlements -
it is about Maryland title insurance laws, real estate laws, and complaince laws!.
I have been a title insurance attorney for the past 30+ years. I practice daily as a Maryland title insurance attorney and underwriter for a national title insurance company.
Can you really afford to pay hundreds of dollars to take this course from someone who isn't an experienced Maryland attorney and works in this field every day?

WHY SHOULD YOU
TAKE THIS COURSE?
Consider taking my course for the following reasons:
1. You are already a Maryland title insurance producer (employee or TIPIC) who needs
to learn more about how to perform title insurance settlements/closings.
2. You understand that Maryland closing procedures are unique to Maryland. Issues such as tax calculations, ground rents, front-foot benefits, and settlement terminology are very different from other states. A generic course offered everywhere in the U.S.A. just won't cut it here!
3. I work as a Maryland underwriter for a national title insurance company, and have done so for the past 15+ years. My job is to oversee Maryland title insurance agents, review real estate documents, and review settlements. I teach Maryland notaries/TIPICS exactly how to perform settlements as part of my full-time job!
4. The Maryland title insurance exam does not include many questions about settlements. Therefore, many title insurance schools do not teach much about performing settlements in their title insurance prelicensing classes.
5. You realize that, without specific training and/or experience in performing Maryland settlements, Maryland title insurance companies will probably not hire you! You need to obtain Maryland-focused training and education to get over the initial hump of getting hired by Maryland title insurance companies!
WHAT IS A TITLE INSURANCE
CERTIFICATION, AND
HOW COULD IT HELP
ME GET WORK?

The State of Maryland does not provide a separate certification, apart from a title insurance producer's license, which proves that the licensee has specific knowledge or experience to perform Maryland real estate settlements. Maryland title companies may be hesitant to hire you without additional experience of training!
That is why I teach this course. After finishing it, you will be given a Certificate of Achievement from the A+ Academy of Notary and Title Insurance, LLC, signed by Ned W. Livornese, Maryland Attorney and title insurance underwriter. This certificate can be shown to potential employers as proof of having training specifically about Maryland title insurance settlements and practices!

Students will be given "real life" examples of documents used in a typical settlement where residential property is either refinanced or bought/sold. Examples include:
I. SETTLEMENT STATEMENTS:
We will review settlement statements (closing disclosure
and HUD-1) for a refinance and for a purchase/sale of
residential real estate.
II. LOAN DOCUMENTS:
Includes:
- Promisory note;
- Deed of trust;
- Required disclosures;
- Owner's affidavit;
- IRS reporting forms;
- And many more!
III. TITLE COMPANY DOCUMENTS:
Includes:
- Conveyance deed;
- Owner's and buyer's affidavit;
- Required state disclosures ;
- Required federal disclosures;
- And many more!
IV. UNDERWRITER AND STATE/LOCAL COMPLIANCE ISSUES:
Includes:
- Obtaining proof of identity to satisfy the underwriter;
- Patriot Act compliance;
- Federal and state reporting requirements;
- Federal and state tax issues and collecting requirements;
- And many more!

Simply passing the Maryland title insurance examination is not enough, in most cases, to get you work with Maryland title insurance companies. It's the same old story: you can't get work without experience or training, and you can get experience or training without work!
For only $350, can you really afford not to take this course? Prove to title insurance companies that you have received the necessary training to perform Maryland-specific title insurance closings.
Disclaimer: this course does not guarantee you will find work in the title insurance industry.
It will, however, prove that you have the training necessary to perform Maryland settlements from
an active Maryland title insurance underwriter.
